The Mistake Most Homeowners Don't Know They're Making

You opened a HELOC. You started paying your bills from it. You're treating it like a checking account that happens to have your home equity in it.


Here's what actually happens:


Jan 1: HELOC balance = $50,000

Jan 31: You paid $3,000 in bills from HELOC

Jan 31: You paid $2,800 from your income into the HELOC

Feb 1: HELOC balance = $50,200


You worked hard. You paid in $2,800. But the balance went UP by $200. You didn't pay down the mortgage. You just cycled the HELOC.


Repeat for 12 months. At 9% HELOC interest, you've paid $4,500 in interest on money you used for groceries, utilities, and the kids' school clothes.

The Strategy That Actually Works

Step 1: Freeze the HELOC balance Move ALL bill payments BACK to your regular checking account. The HELOC becomes invisible — not a spending tool.
Step 2: Make one extra principal payment per year Once a year, on the anniversary of your HELOC opening, make one principal-only payment of $2,000-$5,000 from your checking. This attacks the balance without resetting the cycle.
Step 3: Run your income through a high-yield account first Deposit income → high-yield savings (4-5% APY) → pay bills → sweep leftover to principal on your first mortgage. Let your money earn 4% before it works to pay down a 6.375% loan.
Step 4: The "Offset" play (best for investment properties) If you have rental income, open a separate checking account linked as an offset against your rental property mortgage. Rent minus mortgage payment = true cash flow. Track it monthly.
